FM Design Reviews are an essential and well established part of the Design Process to protect your investment in either, New Buildings, Refurbishments and Redevelopment; any asset, no matter the size will benefit from FMDR to extend the life of the asset and protect your investment long term.
B&B Estate Consultants provide FM Design Review to Customers in the UK, Europe and the Middle East, these detailed assessments are carried out at concept design phase (RIBA Stage 2) and occasionally in Stages 3 & 4 as designs are further detailed.
The FMDR looks at General Arrangements and Mechanical, Electrical and Building Fabric including proposed internal finishes to provide evidence based recommendations on the design, from an FM standpoint. For example;
Can it be maintained, will the floor finish offer efficient and effective cleaning
Are the considerations of the Soft FM and cleaning teams sufficiently developed, are the cleaners cubpoards, clean and dirty areas and sockets part of the design
Are external finishes hard-wearing, and what is the likely life cycle and has that life cycle been evaluated
Are systems standardised to ensure that Planned and Reactive maintenance is reduced and simplified
Is Single Point of Failure designed into the building that needs to be designed out or mitigated.
